Geopolitics illuminates
your best investment choices

This week you are listening to 20 experts presenting their best investment strategies — equities, real estate, crypto, gold, precious stones, private equity, taxation. All have their value. Geopolitics 2026 — tensions, economic transformations, technological ruptures — gives you the reading grid to identify opportunities that truly match your profile and capture those that develop faster than the others.

During this hour, I share with you the geopolitical reading grid that I use to support executives, private investors and family offices. We will move forward together in eight simple steps, so that you leave with concrete keys to use right from tomorrow.

Why geopolitics matters for your money

In one sentence — macro touches micro, it's mechanical, not ideological. A war in the Middle East changes the real return on your Livret A savings account. Together, we'll build your expert strategic method to capture the right decisions, activate the right levers, and manage your wealth allocation with confidence. We'll walk through this in 6 simple steps, then look back at the 3 major modern crashes that all had a clear macro trigger, visible well in advance.

What does history tell us?
The 3 major modern crashes all had a macro trigger visible in advance
1991 · French real estate · Paris −40%

What happened. Paris prices +85% between 1985 and 1989. Macro trigger: Iraq's invasion of Kuwait in August 1990 (Gulf War), French recession in 1992, industrial production −5.3%, exports −5%. Paris prices fell −40% in constant euros between 1991 and 1996, across all districts.

Clear early-warning signal. Price / rent disconnect during the +85% phase — rents stayed stable while prices doubled. It was visible 18 months before the reversal.

2000 · NASDAQ −77% over 30 months

What happened. NASDAQ at 5,048 points on March 10, 2000. Shiller CAPE at 44.2 in December 1999 (a historical high at the time). Macro trigger: Fed rate hikes of +2% between 1999 and 2000. Some companies were valued at up to 200× their earnings without any revenue. Trough at 1,139 points on October 4, 2002.

Clear early-warning signal. CAPE > 40 had only happened once in 130 years at the time. Valuations of listed companies (recent IPOs) without revenue were a historical end-of-cycle signal.

2008 · Subprime · global financial crisis

What happened. Summer 2007: two Bear Stearns hedge funds collapse. September 7, 2008: Fannie Mae and Freddie Mac placed under conservatorship. September 15, 2008: Lehman Brothers bankruptcy with $600B in bonds in default. 70-80% of CDO tranches were rated AAA by the agencies.

Clear early-warning signal. A Harvard Business School internal note labeled Lehman « smallest, least diversified, most vulnerable » as early as 2007. High-risk innovation (CDO squared, ratings laundering — "dross into gold") was publicly documented.

[MENA country] : tensions at the Strait of Hormuz pushing oil up. Tariffs : tariffs decided by Trump in the United States. CAPE : ratio measuring whether US equities are expensive — the higher, the more expensive. Capex IA : billions of dollars invested by tech giants (Apple, Google, Microsoft, Meta) to build AI servers. M2 : total quantity of money in circulation worldwide. Taux : taux d'intérêt of banques centrales (BCE en Europe, Fed at the USA). Dette FR : French state debt level. Immo FR: health of the French real-estate market. Climat : risques physiques climatiques on l'immobilier. Démo : demographics (Europe aging vs Africa's youth). Ukraine : post-war country reconstruction ($588 billion). Chine-Taïwan : tensions géopolitiques autour of semi-conducteurs (TSMC). Or BC : gold purchases by central banks worldwide. BTC ETFs : listed funds holding Bitcoin. Élections : élections américaines novembre 2026 and françaises 2027.

2.2The 9 points chauds en détail

1 · [MENA country] / Strait of Hormuz

0.92
What happens: strait closed since 02/28/2026. 25% of global oil blocked. Brent at $126.
For your money: high oil = inflation sustained = high interest rates. Your euro funds earn little in real terms, your loans remain expensive, and your global ETFs require repositioning toward sectors that bear it well.

To favor: European oil companies (Total, Shell), physical gold, secured private debt, premium FR real-estate capital investment (decorrelated from the shock).
To dose carefully: Dubai real estate (-25% transactions in 3 weeks), ETF MSCI World positions (sensitive to a strong dollar).

2 · Bab-el-Mandeb

0.78
What happens: 2nd strategic strait under Houthi threat. 29 km wide. Missile on Israel on 03/28.
For your money: if this strait also closes, amplified energy shock + global Suez trade blocked. Scenario that would push Brent to $150 and EU inflation to 4-5%.

To favor: physical gold as a hedge, European LNG (TotalEnergies LNG), European defense.
To dose carefully: anything that depends on Suez maritime freight (textiles, consumer electronics).

3 · USA / Trump tariffs

0.78
What happens: generalized tariffs. S&P -20% in April 2025. US inflation +0.75 pt. GDP -0.4 pt.
For your money: your World ETF is 70% USA. So 70% of your equity bucket lives in this context. Multinationals' margins (Apple, Nike, Coca) are less generous than before — hence the value of rebalancing toward Europe value.

To favor: European value equities (high yield, low valuation), gold, FR real-estate capital investment (zero USA exposure).
To dose carefully: ETF S&P 500, ETF World, mainstream US tech stocks.

4 · China-Taiwan / TSMC

0.68
What happens: TSMC makes 50% of global chips in Taiwan. US-Taiwan agreement $250B to relocate to the United States. China furious.
For your money: semiconductors migrate Taiwan → USA / Europe. Rupture risk if China-Taiwan conflict = global tech chain blocked 6-18 months (your iPhone, your car, your solar panels).

To favor: ASML (Netherlands), Intel reshoring USA, uranium (nuclear restart), European defense.
To dose carefully: NVIDIA, Apple, Tesla (your ETF holds them automatically).

5 · Ukraine-Russia

0.58
What happens: reconstruction estimated at $588B (3× Ukrainian GDP). URC conference in Gdansk on June 25-26, 2026.
For your money: structural opportunity (not just risk). $67.78B for the energy sector alone. The building / materials / infrastructure sector will capture these flows.

To favor: materials (cement makers Vicat, HeidelbergCement), infrastructure (Vinci, Eiffage), rebuilt energy (Suez, Veolia water).
To dose carefully: specific « Ukraine funds » are arriving. Meanwhile, access via large well-positioned European industrials.

6 · France / debt + taxation

0.75
What happens: debt at 112% of GDP. A+ rating (downgraded by Fitch + S&P in 2025). 2026 borrowing: €310B.
For your money: your euro funds are 60-75% in French state debt. If the state borrows more expensively, the real return on this bucket shrinks. 2026 debates to anticipate: PFU 30→35%, life-insurance allowance, Zucman tax.

To favor: FR real-estate capital invest (real assets, no sovereign debt), gold, Luxembourg life insurance (outside FR jurisdiction).
To dose carefully: classic euro funds (real return already negative), Livret A above cap.

7 · US stock market / Mag 7 / AI capex

0.88
What happens: Shiller CAPE at 38.8 (2nd time in 155 years). Mag 7 = 35% of S&P 500. AI capex = $700B with still uncertain return on investment.
For your money: the previous one (CAPE 44.2 in December 1999) was followed by a massive tech rotation (-77% over 30 months). If you have €100k on World ETF, about €25k is on Apple/Microsoft/NVIDIA/Meta/Alphabet/[Groupe e-commerce US]/Tesla — useful to know in order to adjust.

To favor: rotation toward Gold, Healthcare, Energy, European value, AI real infrastructure (copper, cooling, data centers in France).
To dose carefully: any « AI thematic » ETF without proven revenue, overweight S&P 500.

8 · EU vs Africa demographics

0.55
What happens: EU fertility 1.1 children/woman. -5 million workers in 10 years, -35 million projected by 2050. Africa: 4.2 children/woman, 50% youth.
For your money: two structural opportunities to capture. On the EU side: the silver economy in full growth (health, premium nursing homes, services to seniors). On the Africa side: telecom explosion, mobile payment, agribusiness, infrastructure.

To favor: senior health / managed-residential SCPI, European biotech (Sanofi, Roche), MTN / Safaricom (African telecom via emerging-market funds).
To dose carefully: standard office SCPI (vacancy + remote work), classic pay-as-you-go pensions.

9 · French coastal climate

0.42
What happens: coastline retreat. 630 properties at risk by 2028 (€180M). Heavy-rain increase +10%. +2.7 °C by 2050.
For your money: coastal zones reorganize. Some (balanced zones, protected heights) will see their value appreciate; others will require an arbitrage reflection between 2030 and 2050.

To favor: premium residential real estate outside exposed zones, climate-adaptation infrastructure (Veolia, Suez), insurers managing the transition.
To dose carefully: seafront second homes, logistics SCPIs in flood-prone areas.
To go further · the full data of 9 hotspots (verified sources)
1 · [MENA country] / Hormuz — precise timeline

What the math says. Alternative pipelines 9 Mb/d vs 20 Mb/d via Hormuz = 55% of flow missing. Production drop Kuwait+Iraq+Saudi+UAE: −10 Mb/d as of March 12, 2026. Brent price moved from $90 to $126 in 3 weeks.

What you need to understand. Imagine a single highway serving half the country: if it clogs, everything rises in price. That's exactly what is happening with Hormuz. Oil climbs, so everything costs more, so central banks keep rates high. the taux hauts, so your épargne perd of pouvoir d'achat.

What it implies. Over 2026, as long as Hormuz remains disrupted, keep in mind that euro funds see their real return erode. Real assets (premium real estate, measured physical gold) hold better.

3 · USA / Trump tariffs — quantified impact

What the math says. US inflation end-2026, projected (Goldman): 3.1%. Tariff contribution to inflation: 0.5-0.75 pt per Powell. Real GDP impact 2026 (Yale Budget Lab): −0.4 pt. Unemployment: +0.6 pt. S&P 500 total return since Trump's election: +19.3% (despite the April 2025 drop).

What you need to understand. When Trump taxes Chinese or European imports, it is American consumers who pay the bill at the store. Result: US inflation remains high, interest rates too. And the euro strengthening against the dollar penalizes our European exporting companies.

What it implies. Your World ETF is 70% in US equities. Your exposure to this shock is larger than you think. To look at when rebalancing.

6 · France / debt + taxation — what could change in 2026

What the math says. French debt 112% of GDP in 2026 vs 98% in 2017. Average France borrowing rate 2025: 3.14% (vs 2.91% in 2024). 2026 borrowing planned: €310B (all-time record). Fixed instruments maturing by 2026: 20% of GDP.

What you need to understand. When the French state pays more to borrow, you bear the consequences down the chain. Your euro fund yields less. Your mortgage costs more. And taxation on your capital risks tightening. In practice: it'st'sst the moment de regarder précisément what it y a in your assurance-vie.

What it implies. 2025-2026 debates on PFU (potentially 30% → 33-35%), life-insurance allowance €150k, Zucman tax on unrealized capital gains. To watch in the 2026-2027 finance law.

7 · US stock market / Mag 7 — CAPE ratio in historical perspective

What the math says. CAPE 38.8 in April 2026. Historical: exceeded 40 only in December 1999 (CAPE 44.2, followed by NASDAQ −77%). Mag 7 (Apple, Microsoft, Alphabet, [Groupe e-commerce US], Meta, NVIDIA, Tesla) = 35% of S&P 500.0. The ratio cours/bénéfice projected of géants tech is at ~30 en 2026 (contre ~59 en 2000).

What you need to understand. US equities have almost never been as expensive in history. It is a useful orange light : this is not today's urgency, but statistically the next 10 years will pay less well. The right reflex: start orienting a portion toward opportunities that rise faster.lleurs.

What it implies. For your World ETF or S&P 500, a reduced bucket (20-30% instead of 50%+) is a rational decision. The $700B AI capex must find its return on investment — if it doesn't, a rotation toward Gold, Health, Energy is likely.

2bis.3The products that resist crises — the « anti-storm kit »

To go further · how to move from a theme to a concrete product
What the math says · modeling 2026 capital flows

In one sentence. In 2026, observed flows indicate a net displacement of about $2,800B between traditional financial assets (US Treasuries, EU euro funds, IG corporate bonds) toward real / strategic assets (gold, defense, raw materials, off-market premium real estate).

What you need to understand. In a period of uncertainty, large institutional investors always move toward the same things: what is tangible, measurable, proven. That is exactly why gold peaked at $5,589 in January 2026, and why European defense is attracting US$1,000B over 5 years.

What it implies. You are competing with institutionals for the same assets. The faster you position, the better. Waiting until 2027 to enter uranium or copper = paying 30-40% more.

How to move from a theme to a concrete product · the decision chain

4 practical steps:

Step 1 — validate the theme. Is it a fad (5% cycle risk) or a heavy trend (5+ years)? EU Defense = heavy. Poland rearmament = heavy. « AI agents » = we wait.

Step 2 — choose the vehicle. Thematic ETF (wide diversification, 0.3-0.7% fees) or individual stocks (concentration, expertise)? For most: ETF.

Step 3 — size the position. Heavy theme: 3-8% of your wealth. Cyclical theme: 1-3%. Asymmetric bet: < 1%.

Step 4 — set an exit horizon. Not « when it has risen » — « in 5 years, or if the cycle-position gauge exceeds 0.75 ». Programmed exit in tranches.

What the math says · aggregated macro exposure
$$E_k = \frac{1}{15} \sum_{i=1}^{15} I_{ik}$$

What you need to understand. For each investment type, we look at how each of 15 macro forces shakes it. We average. The higher the average score, the more this investment will shake if multiple crises arrive at the same time. US equities are at 0.53 (highly exposed), French real-estate capital investment at 0.26 (little exposed) — a factor of 2× less.

What it implies. US equities at 0.53 (strongest), French real-estate PE at 0.26 (weakest). 2× factor between the two. This is what determines who holds and who breaks under combined shock.

In practice for your current investments

If you already have positions in categories with score < 0.60 and exposure > 0.45 (US equities, Dubai, Crypto), it is time to audit. No panic selling — just a question: "is my weighting still rational given the 2026 context?"

The section 5 simulator will give you a target allocation tailored to your profile. What remains is your decision, not mine.

If you rebalance vs if you keep current allocation · 36 months

If you rebalance toward a 2026-compatible profile (reducing US equities, raising France tangible assets + measured gold + FR real-estate capital invest), the net expected return over 36 months typically moves from +5 to +10 points.

If you keep the current allocation, your exposure to the combined-shock scenario remains complete across its 4 dimensions. History (1991, 2000, 2008) suggests in this case, the cumulative drop has exceeded 30% over 18-24 months.

Bonus post-G20 · audience questionApril 26, 2026

Should you prefer active funds or passive ETFs?

The idea in one sentence: in the G20 chat of April 24, the question came up several times — « active funds are opaque, should we prefer ETFs? ». The answer is clear and quantified: over 10 years, about 85% of active funds lose against their index, after fees. Here is why, and how to position.

3bis.1The stark fact · active funds do not beat their index

The SPIVA scorecard (semi-annual publication by S&P Dow Jones Indices) tracks for 23 years the percentage of active funds underperforming their benchmark index. The result is unequivocal and stable year after year.

% of active funds underperforming their benchmark · SPIVA Scorecard 2024 data · hover a bar

Why such a gap?

Three cumulative reasons.

1. Fees. An active fund charging 2% a year must generate 2% gross outperformance just to catch up with its index. Over 10 years, that is statistically very hard.

2. Market size. More than 70% of trades on US equities today are made by algorithms or institutions. A human manager trying to beat the market fights against overwhelming computational resources.

3. Regression to the mean. A fund outperforming over 3 years has a 70% probability of underperforming over the next 3 years. Past performance guarantees nothing.

3bis.2The concrete impact of fees over 20 years · simulation

To visualize the gap in euros, here is the simulation of an initial capital of 100 000 € invested over 20 years with an identical 7%/year gross return, but with two different fee levels.

€100,000 invested over 20 years · 7%/year gross return · 2 fee levels

AI and your investments · which sectors to buy, which to avoid over 10 years

The idea in one sentence: in the next 10 years, AI will destroy value in some sectors and create it massively in others. For your investments, this means: some companies and sectors are to be avoided starting today, and others are to start buying before valuations catch up.

2The 5 sectors to avoid over 10 years (or exit progressively)

The logic: these sectors are losing pricing power against AI

When AI takes over what humans did in a sector, margins drop and stock valuations follow. Here are the 5 sectors where this erosion is most likely.

1 · Traditional media and press

Avoid
Why: 70% of newswire stories are already written by AI. Subscriptions falling. Economic model in crisis.
Stocks to avoid: News Corp, New York Times Co (stagnating), Pearson, Reach plc, M6, Vivendi (media).
To watch: only premium brands with strong subscriptions (NYT digital, FT) are holding their own.

2 · Classic call centers and BPO

Avoid
Why: 70% of calls will be automated by 2030. AI chatbots (Claude, GPT-5) are already more efficient on routine requests.
Stocks to avoid: Teleperformance (brutal -45% drop in 2025 on these fears), Concentrix, TaskUs, Webhelp.
Exception: those transforming into "AI-augmented service" can rebound.

3 · Standard-productivity software publishers

Avoid
Why: standard tools (CRM, basic ERP, scheduling) are replaced by custom AI agents 10× cheaper.
Stocks to avoid: small SaaS publishers without AI differentiation, some junior fintechs.
Exception: the giants integrating AI (Microsoft Copilot, Google Workspace AI, [CRM enterprise leader] Einstein) remain solid.

4 · Pyramidal junior-consulting firms

Avoid
Why: the big 4 and the big 3 ([Advisory firm 1], BCG, Bain) are restructuring their junior headcount. The classic pyramidal model is in crisis.
Publicly listed: Accenture (P/E 30+ to watch), Capgemini (slowing growth). To dose with care.
Except: those pivoting toward AI consulting / tech transformation (Accenture leader on this segment).

5 · Traditional retail without AI omnichannel

Avoid
Why: [Groupe e-commerce US], [Marketplace asiatique 2] and AI-augmented retailers capture the flows. Classic retailers without digital strategy are losing momentum.
Stocks to avoid: [Distributor Alpha] (competition), Casino (in restructuring), Macy's, Target (struggling in 2026), small non-digitalized specialty chains.
Exception: [Groupe e-commerce US], [Distributor US-1], [Distributor US-2] (solid omnichannel).

5For your general culture · context on professions (useful to understand flows)

Why talk about professions? To understand where financial flows go

Winning sectors don't fall from the sky: they correspond to the professions gaining ground. The more cybersecurity lacks experts, the more sector stocks rise. The more call centers are automated, the more Teleperformance drops.

See the detail of most exposed and most resistant professions

5 professions most exposed to AI over 10 years (→ pressured sectors to avoid in investment):

• Writers and journalists (75% of tasks transformed) → traditional media
• Level-1 customer service (70%) → BPO and call centers
• Junior accountants and tax specialists (60%) → pyramidal firms
• Translators (75%) → publishing and language services
• Junior consultants (50%) → generalist consulting

5 professions growing strongly (→ investment-worthy sectors to buy):

• Cybersecurity (+80%) → cybersecurity ETF, Palo Alto, CrowdStrike
• Senior AI engineers (+90%) → NVIDIA, ASML, Schneider Electric
• Plumbers, electricians, welders (+30%) → Schneider Electric, Legrand, ABB
• Nurses and caregivers (+40%) → Sanofi, Roche, healthcare SCPI
• CSRD/ESG transition pilots (+60%) → specialized transformation consulting

What the math says · S-curve adoption trajectory
$$A(t) = \frac{L}{1 + e^{-k(t - t_0)}}$$

What you need to understand. AI adoption in the workplace follows a classic S-curve — slow first, then sharp acceleration, then saturation. For most exposed sectors, the inflection point (50% adoption) is expected between 2028 and 2030.

For your investment decisions. The 2026-2028 window is the best time to position on the winning sectors: valuations still reflect only part of the scenario, not all of it. After 2030, prices will have adjusted.

At what point do you enter?

The idea in one sentence: the right moment makes all the difference. The same product rewards far more those entering at the start of cycle rather than at the peak. The gauge below measures this position. It has been calibrated on the 3 major modern crashes, which all signaled above 0.98 a few months before their peak.

4.1Trajectories of the 3 historical crashes · price indexed to 100 at the peak

What history offers us: after a signal > 0.95, major rotations arrived within the 12 following months. It is a precious historical reference for positioning your decisions on US equities intelligently today.

What the math says · sigmoid formula calibrated on 3 crashes
$$P_{\text{dernier}} = \sigma\!\left(\alpha \cdot \text{phase}(t) + \beta \cdot \ln\!\left(\frac{F_{\text{in}}}{F_{\text{out}}}\right) - \gamma \cdot L_{\text{exit}}\right)$$

With calibrated coefficients α = 3.0 · β = 1.5 · γ = 2.5. σ is the sigmoid function that brings the result between 0 and 1.

What you need to understand. We look at 3 simple things. First: has this investment been rising more than usual for a long time? Second: is everyone rushing in at the same time? Third: will we be able to exit easily the day we want? When the 3 lights are red at the same time, we are at the cycle peak. That is the signal we saw in 1991, 2000 and 2008 — every single time.

Historical calibration. Across the 3 crashes (FR real estate 1991, dot-com 2000, subprime 2008), P > 0.98 systematically a few months before the peak.

In practice for your current positions

US equities at 0.77: it's an orange light. It doesn't mean « sell tomorrow morning ». It means: review the weighting, set a rebalancing plan, and watch the key thresholds (CAPE > 42, accelerated rotation).

PE FR real estate at 0.29: favorable entry window. Start of cycle, real assets, no bubble. That is exactly the type of position we look for in 2026.

Crypto at 0.63: late cycle. Measured bucket (3-8% max), pre-defined staged exit plan.

The 4 interpretation thresholds (table)

Serene zone · P < 0.30 — accumulation possible, start of cycle.

Normal zone · 0.30 ≤ P < 0.50 — standard caution, hold the weighting at its current level.

Alert zone · 0.50 ≤ P < 0.70 — stop contributions, prepare the gradual exit plan.

Exit zone · 0.70 ≤ P < 0.90 — gradual exit in tranches (20% per quarter).

Peak zone · P ≥ 0.90 — high probability of being the last buyer. Exit quickly.

What if... 4 crisis-exit scenarios

The idea in one sentence: current crises are not eternal. If one resolves, some investments bounce back strongly. Here are the 4 EQΦS crisis-exit scenarios and what they mean for you — quantified, dated, and with the assets to start monitoring right now.

EQΦS projection · expected rebounds across the 4 exit scenarios · index 100 = today

4bis.1Scenario A · if the [MENA country] war resolves

Scenario A · [MENA country] détente / Hormuz reopened
Probability, 12 mo.
35 %
Trigger
Ceasefire
What would happen. Brent returns from $126 to $75-85 in 4-6 months. European inflation -0.5 pt. The ECB can start cutting rates. Markets resume.

What rebounds hard (+15 to +35%):
• International real estate: Morocco / Tunisia / Dubai (linked to the presentation by Iliès Business)
• Short-term tourist rentals (linked to the presentation by Kamil Hareb)
• European airlines (Air France-KLM, Lufthansa)
• Energy-intensive European industry (chemicals, metallurgy)

What corrects (-10 to -20%): oil companies, physical gold (after having played its role).

To start watching now: European tourism ETF, MENA real-estate funds, transport.
Strong probability of fast rotation
Scenario B · The Fed cuts rates
Probability, 12 mo.
55 %
Timeline
Q3-Q4 2026
What would happen. The Fed cuts from 4.5% to 3.5% between September 2026 and March 2027. The ECB follows. Mortgages affordable again. Anything liquidity-dependent rises.

What rebounds hard (+20 to +50%):
• Crypto / Bitcoin and digital assets (linked to the presentation by Bilker Diakhaté)
• Property dealer in France (linked to the presentation by Ismaël Bernus)
• Premium residential real estate (linked to the presentation by Jérôme Rubin)
• Diversified European SCPIs
• Growth equities (but selectively, not the whole S&P)

What stabilizes: euro funds (return picks up again), long-duration bonds.

To start watching now: French real-estate capital investment ([Investment firm 2]), crypto in gradual accumulation, European SCPI ETF.
Most probable scenario
Scenario C · Trump eases his tariffs
Probability, 12 mo.
25 %
Trigger
USA-China deal
What would happen. Trump negotiates a partial deal with China or Europe. Multinationals' margins recover. US inflation -0.5 pt. The S&P heads back toward 7,000 points.

What rebounds hard (+15 to +30%):
• International equities and global dividends (linked to the presentation by Viken Tchoboian and Maxence Rigottier)
• US tech stocks (Mag 7), but with internal rotation
• German exporting industry (BMW, Volkswagen, BASF)
• Global logistics (Maersk, FedEx)

What corrects: gold partially, French real-estate capital investment relatively (but remains solid).

To start watching now: ETF MSCI World, global dividend ETF, German industrial stocks.
Moderate probability · to watch
Scenario D · Combined shock (least probable but to know)
Probability, 12 mo.
15 %
Trigger
Bab-el-Mandeb + USA
What would happen. Bab-el-Mandeb closes too. Brent at $150. Technical US recession, Europe slowdown. Stock-market drop 25-35% over 6-9 months.

What holds up (-5 to +10%):
• Physical and tokenized gold (linked to the presentation by Gabriel Serbout)
• Certified precious stones (linked to the presentation by Julian Hendrich)
• French real-estate capital investment (real assets without debt)
• German sovereign bonds (Bund) and short-term cash
• European defense (Thales, Rheinmetall, Hensoldt)

What corrects hard (-25 to -40%): ETF MSCI World, speculative international real estate.

To keep in reserve: 10-15% short cash to take advantage of troughs if this scenario plays out.
Low probability · worth knowing

Combined reading of the 4 scenarios

If we sum probabilities: scenario B (Fed cuts) 55% + scenario A ([MENA country] détente) 35% + scenario C (Trump eases) 25%. These scenarios are not exclusive — they can stack. Probability at least one plays out within 12 months: about 80%.

Three assets win in 3 of the 4 scenarios: premium French real-estate capital investment (wins in B + C, holds up in D), physical gold (covers D, remains relevant in A and B), short-term euro cash (call option on the dips).

Practical conclusion: starting to position yourself now on these 3 axes gives you the best return/risk ratio, whatever scenario plays out.

To go further · EQΦS probability calculation method
What the math says · what these probabilities rest on

What you need to understand. For each scenario, we look at the 5 last comparable crisis exits (1991, 2003, 2009, 2013, 2020). We extract: (1) the average duration before resolution, (2) the average rebound amplitude per asset class, (3) the dispersion (probability cone). We weight by the similarity of the 2026 context with each past episode.

For you, concretely. A 55% probability means that of 100 comparable scenarios, about 55 saw this outcome within the next 12 months. This is not a certainty, but it is enough to orient your allocation.

Why these 3 assets win across several scenarios

Premium French real-estate capital investment: it rises if the Fed cuts (scenario B), it resists even in scenario D, and it has a form of macro autonomy that makes it little dependent on scenarios A or C.

Physical gold: it's insurance against scenario D, and it remains relevant in scenarios A and B (it corrects but does not collapse). Only scenario C (Trump eases) would make it retreat.

Short-term euro cash: it's your call option on opportunities. If one of scenarios A, B or C plays out, you have the cash to enter quickly on rebounding assets.

Your profile → your allocation

The simulator below is an educational decision-support tool · its outputs are not personalized advice · have your allocation validated by your CGP / CIF.

The idea in one sentence: you now have the macro context and the per-category reading. It remains to apply all this to your situation. Here are four typical investor profiles, a 5-slider simulator, and an allocation graphic that moves in real time.

5.1The 4 investor profiles · typical 2026 allocation

Profile A — priority: arbitrage

The executive ahead of a business sale

Typical wealth: €500K to €3M · horizon 3-5 years
You are preparing to sell your company. Your priority: secure the incoming capital, optimize taxes (Dutreil, contribution-transfer 150-0 B ter), and prepare a long-term allocation. You have already lived through 2008 and 2020.
Allocation that survives 2026French real-estate capital investment 25-35% · Gold 8-12% · Euro funds 20-30% (short-term security) · Select SCPIs 10-15% · European value equities 10-15% · Physical gold + Bitcoin 3-5%
Your 3 priority questions1. Is my Dutreil still secured by the 2026 finance law?

2. Is temporary property dismemberment really interesting to help my grandchildren?
3. Bare ownership / full ownership / dismemberment — what split given upcoming tax changes?

5.2The allocation simulator — your portfolio in real time

Now, beyond the 4 profiles, you are unique. This simulator computes your optimal allocation from 5 personal criteria: horizon, risk appetite, geographic preference, preference for tangible assets, and liquidity need. The allocation, the expected return, and the 2 quality indicators (overall viability score, cycle position) recalculate in real time on each slider move.

5.3Overview · 3 typical profiles · recommended allocations as of April 24, 2026

How to read these allocations

Validity date. Figures locked as of April 24, 2026 at 12:00 pm. To be reassessed every 6 months or at each major macro event (2027 French election, ECB pivot, further downgrade of FR debt).

Recommended holding period. Conservative profile: 5 years minimum. Balanced profile: 7 years. Dynamic profile: 10+ years. Exiting earlier = degrading the expected return.

Expected-return projections. Conservative: 7.1%/year net (median). Balanced: 8.7%/year. Dynamic: 10.0%/year. Volatility (weighted-variance sum method, excluding correlations): 3.3% / 5.4% / 7.9%. Total return = current income (rents, dividends, coupons, distributions) + expected 12-month value change. Post-G20 April 26 update: added a corporate private-debt bucket in the 3 profiles (8-10%) following audience questions on this asset class.

3 signals to watch to rebalance earlier:

• CAPE ratio crosses 42 → lighten US equities further
• France-Italy spread > 30 bps sustained → reduce euro funds
• Bitcoin MVRV > 3.5 → gradually exit crypto in tranches

Each color = an investment category. Concrete example: €500K wealth in balanced profile = €175K in French real-estate capital invest, US$100K in equities, €75K in euro funds, €50K in SCPIs, €50K in gold, €35K in crypto, €15K in opportunity cash.

Step 6 / 8April 24, 2026

The 10 questions to ask before investing

In one sentence — ten concrete questions to use this week with any investment seller (or your wealth advisor). If you get quantified answers on 7 of 10, the product is serious. Below that, dig deeper.

1

What cycle phase are we in on this product?

The contact must place their product in a historical cycle. If they say « cycles don't apply here », that's a euphoria signal all by itself.

2

Which macro variables is the product exposed to?

War, inflation, rates, debt, climate, demographics. They must identify the 3 to 5 variables that impact their product the most and quantify this sensitivity.

3

Real asset or simple contract?

Real estate, gold, company producing profits = real. Structured product, token without concrete use = contract. In 2026, real assets protect better.

4

What alignment between the pitch and measurable reality?

Do the historical figures of comparable products match what is announced? If there are no historical figures, why?

5

What is the real liquidity in case of shock?

Not theoretical liquidity — the kind when everyone wants to exit at the same time. SCPIs in 2023-2024 illustrated the gap between theory and reality.

6

Return net of all fees and taxes?

Many advertised returns are gross. Demand the net return after management fees, commissions, PFU 30%, possible wealth tax. The gap can reach 30-40%.

7

Contractual duration vs your real horizon?

A product with 8-year lock-up for a 3-year cash need = incompatible. Your real horizon trumps what is sold to you.

8

Gap between announced return and comparable historical return?

If the product promises 12% and the comparable market did 5% on average over the last 10 years, where does the gap come from? Without a substantiated answer, it's empty marketing.

9

What legal protection structure?

SPV (dedicated project company)? Shareholders' pact? Explicit guarantees? AMF framework? In France, a product without a clear legal framework = hidden danger.

10

What does the investment become under combined shock?

Scenario: war + recession + inflation + stock-market correction simultaneously. A good product retains 50% of its value. A bad one falls to 20-30%. Demand the stress test.

To go further · how these 10 questions were calibrated
How these 10 questions cover all risks — in plain language

In one sentence. The 10 questions were designed to cover by themselves the 12 risks we usually measure in a professional investment audit. Each question tests a specific risk type.

What each question concretely verifies:

• Q1 (cycle phase) tests the bubble risk: are you buying at the peak?
• Q2 (macro variables) tests the sensitivity to external shocks (war, inflation, rates, demographics).
• Q3 (real asset) tests capital protection: is it stone / gold / company shares, or a paper contract?
• Q4 (pitch / reality alignment) tests transparency. Do the historical figures match the promise?
• Q5 (real liquidity) tests the exit capacity in case of storm.
• Q6 (net return) tests the impact of fees + taxation. The gross/net gap can reach 40%.
• Q7 (duration) tests horizon fit. An 8-year lock-up for a need in 3 years = incompatible.
• Q8 (return gap) tests the credibility of the promise. Promising 12% in a market that does 5% = empty marketing.
• Q9 (legal structure) tests legal protection. SPV? Shareholders' pact? AMF framework?
• Q10 (combined shock) tests the final resilience under a multi-crisis scenario.

Concrete example. If a seller offers a structured product with 9% coupon, questions Q1 + Q3 + Q5 + Q8 are enough to spot the biggest risk: Q3 will tell you it's a contract (not a real asset), Q5 will reveal that liquidity before maturity is near-zero, Q1 will show you where you stand in the rate cycle, and Q8 will make you ask why the coupon is at 9% when the bond market does 3-4%.

In practice · how to ask it

Ask them in order: Q1 (cycle) → Q2 (macro variables) → Q3 (real/contract) → Q5 (liquidity) → Q6 (net of fees) → Q10 (stress test). It's a logical sequence testing the seller's depth, without being abrupt about it. Questions 4, 7, 8, 9 help clarify whether any gray areas remain.

Tone matters: calm, pro, curious. You are not there to trap someone, you are there to protect your capital. A good contact appreciates these questions because they show off the quality of their product.

Step 7 / 8April 24, 2026

So · international or France?

In one sentence — in 2026, maximum robustness comes from the triptych premium domestic France + measured gold + short-term cash, completed by a measured international bucket. This is not a nationalist stance — it is the result of a resistance calculation under four macro forces.

Solid against the 4 forces simultaneously
  • Premium French real-estate capital investment — real assets, no bank debt, domestic demand
  • Measured physical gold — structural coverage 5-10% of wealth
  • Short-term euro cash — security bucket + post-correction opportunity
Good potential with selectivity
  • Select France SCPIs — logistics, healthcare, managed residential (favor these themes over standard offices)
  • European value equities — high return, low valuation, relative decorrelation
  • Measured Bitcoin crypto — 3-8% max, staged exit plan above P=0.75
  • Property dealer — cycle opportunity if technical expertise
To rebalance progressively
  • US equity ETFs / MSCI World — CAPE 38.8, rotation in progress toward other opportunities
  • Speculative international real estate — 2027-2028 window more favorable
  • Long-term euro funds — better adjusted to short-term security than to the growth engine
To go further · why premium domestic France wins in 2026
What the math says · aggregated macro exposure compared
$$E_{\text{PE immo FR}} = 0{,}26 \quad \text{vs} \quad E_{\text{Actions US}} = 0{,}53$$

2× factor in aggregated exposure to the 15 macro variables. That's why French real-estate capital investment holds across the 4 combined-stress scenarios ([MENA country] war, Trump tariffs, French debt, AI bubble).

The 4 structural reasons — with concrete examples

1 · Real assets. A building in Contis or Mimizan retains an intrinsic value, unlike a financial contract backed by derivatives.
Example: during the 2008 crash, Lehman Brothers destroyed $600 billion of contracts in 48 hours. In the same time, French premium real-estate owners saw their paper value drop 15-20%, then fully recover within 5 years. Concrete doesn't go bankrupt.

2 · No sovereign debt. Unlike euro funds, French real-estate PE does not hold 60-75% of its asset in downgraded state debt.
Example: if you have €200,000 on a euro fund, about €140,000 of your money currently lends to the French state (rated A+ since 2025). If France sees its spread degrade further, the market value of this debt drops, and your real return along with it.

3 · Structural domestic demand. Aging demography + second-home desire + strong seasonal market on the southwest coast = sustained demand.
Example: between 2015 and 2025, the Landes coast saw premium residential demand grow +40%, driven by 2 phenomena: aging (60+ look for a haven), and remote work (35-50 year-olds want a second home convertible into a primary residence).

4 · Stock-market decorrelation. The French premium real-estate secondary market moves little with the S&P 500. Protection in the US correction scenario.
Example: when NASDAQ fell 77% between 2000 and 2002, Parisian premium real estate dropped only 3% over the same period, before rebounding +40% over the 5 following years. A portfolio 100% in US equities would have lost 77%; a portfolio 100% in premium FR real estate would have gained +37%.

What could change in 2027-2028

2027 French election — if taxation on capital tightens significantly (PFU hike, life-insurance allowance trimmed, Zucman tax voted), the entire French wealth management must be revised.

Coastal climate — 630 properties at risk by 2028, €180M. Brittany, Mediterranean, South Atlantic zones to watch. Impact on coastal premium real-estate valuation.

End of current cycle — if French real-estate PE moves from 0.29 to 0.70 on the cycle-position gauge (which would take 3-5 years), reallocation toward other classes.

A concrete example of premium real-estate private equity — [Investment firm 2]

For those who want to invest directly in premium French real-estate capital investment (the only class scoring > 0.75 in our analysis), here is a concrete example that illustrates the criteria well: [Investment firm 2]. French company created in January 2026, carrying premium real-estate operations in France — seafront villas on the Côte d'Argent, commercial lots in the Bassin d'Arcachon, residences in Mimizan. Each operation is carried by a dedicated project company (SPV), without bank debt.

Why this example illustrates the framework: [Investment firm 2] checks the 4 boxes we look for — real real-estate assets in France (resistant to the 4 macro forces seen in section 1), zero bank debt (immune to rate hikes), a dedicated project company per operation (risk isolation between operations), strict legal framework (qualified investors + Autorité des Marchés Financiers).

Your expert method to choose · in one clear, calm sentence

Diversification and scheduled-liquidity needs → [Private wealth firm] as a priority (multi-asset, semi-annual exit possible).
Ability to lock up funds for 36 months to aim for higher performance → [Investment firm 2] as a concrete example of pure real-estate capital investment.
Balanced approach → the two can coexist in a well-built HNW portfolio (60/40 common, to be calibrated with a professional).
